BREEAM Certification: Why it matters for better buildings and better homes
Sustainability in real estate is no longer a future ambition. It is becoming one of the defining measures of quality in the places we build, invest in and call home.
As expectations evolve, buildings are being asked to do more than look beautiful or function well. They must use resources responsibly, support healthier lifestyles, reduce environmental impact, and remain resilient over time. This is where BREEAM certification plays an important role.
What is BREEAM?
BREEAM stands for Building Research Establishment Environmental Assessment Method. It is one of the world’s leading frameworks for assessing sustainability in the built environment, used to evaluate how buildings perform across design, construction and use.
Rather than focusing on a single environmental factor, BREEAM looks at the building as a whole. It considers areas such as energy, water, materials, waste, transport, health and wellbeing, pollution, land use, ecology, resilience and innovation.
In simple terms, BREEAM helps answer an important question: has this building been designed and delivered in a way that is better for people, better for the environment and better for long-term value?

Why does BREEAM matter for projects?
For developers, architects and project teams, BREEAM provides a clear structure for making better decisions from the earliest stages of a project.
This matters because the most meaningful sustainability choices are often made before construction begins: the orientation of the building, the use of natural light, the choice of materials, energy systems, water efficiency, acoustic comfort, mobility solutions and the way the building responds to its local climate.
BREEAM encourages sustainability to be integrated from the beginning, rather than added as an afterthought. According to BREEAM, early integration of sustainability measures can help reduce life-cycle costs, increase asset value, improve user experience and health, support corporate responsibility goals and reduce risk.
Why does BREEAM matter for homes?
For residents, the value of BREEAM is felt in everyday life. A home designed with sustainability criteria in mind can contribute to better thermal comfort, improved natural light, more efficient water and energy use, better acoustic performance and healthier indoor environments.
These benefits affect how a space feels in the morning, how restful it is at night, how efficiently it performs throughout the seasons and how comfortably people can live within it. A more sustainable home is not only about using less. It is about living better.
How does the certification work?
BREEAM certification is based on assessment, evidence and independent verification. Licensed BREEAM assessors assess a project, and the assessment is then subject to quality assurance by an independent certification body.
The final rating reflects the performance achieved against the BREEAM standard and its benchmarks. Ratings range from Pass to Good, Very Good, Excellent and Outstanding, with Acceptable also used in the BREEAM In-Use scheme.
This is why, for projects still under construction, it is important to be precise. A development may be designed according to BREEAM criteria or pursuing BREEAM certification, but the final certification and score are only confirmed once the assessment process is complete.
A mark of responsibility, not just recognition
One of the reasons BREEAM has become so relevant is that it creates a shared language for sustainability.
Instead of relying on broad claims, it provides a structured and recognised methodology. It helps project teams demonstrate that environmental performance, comfort, efficiency and long-term value have been considered in a measurable way.
For buyers and residents, this can offer greater confidence. For investors, it can support long-term asset quality. For communities, it encourages a more responsible relationship between buildings and their surroundings.

The NAMA perspective
At NAMA House | Carcavelos, in Cascais Municipality and co-developed with Stone Capital, sustainability is part of a wider vision: to create beautiful spaces in beautiful places, where comfort, simplicity, wellbeing and nature come together.
The project is being developed with high sustainability standards and is pursuing BREEAM certification, with the final score to be confirmed only after completion and final assessment.

For NAMA, this is not only a technical goal. It reflects a way of thinking about homes as places of balance, spaces that care for the people who live in them, while respecting the natural environment around them. As a brand, NAMA is rooted in natural beauty, pure simplicity, healthy environments and meaningful connections.
Because building better is, ultimately, about living better.
